Seasonal RV site agreements in Oklahoma
What Oklahoma law says about seasonal and annual RV guests, sub-metered electricity, sales tax and online signatures — and the clauses your agreement should carry because of it. Written for park owners, not lawyers.

Is a seasonal guest a tenant in Oklahoma?
The Act excludes 'transient occupancy in a hotel, motel or other similar lodging regardless of the length of the stay' but never mentions RVs or campgrounds, and sets no day threshold. Whether a seasonal RV site counts as 'similar lodging' is not settled by statute, so a camper living on site under a monthly or annual agreement may be treated as a tenant.
What that means for notices and removal
Not specifically addressed. If the Act applies: 5-day written notice for nonpayment (41 O.S. § 131), 10-day notice to cure / 15-day termination for other breaches (§ 132), 30-day notice to end a month-to-month tenancy (§ 111), then a forcible entry and detainer action.
Sub-metering electricity to RV sites in Oklahoma
Corporation Commission rules bar a utility from knowingly furnishing electricity under a retail tariff for resale except under an approved tariff or special contract (OAC 165:35-13-1), and utilities must report customers found reselling. Many Oklahoma utility tariffs allow a landlord/park to pass through metered cost to occupants without profit, but that is tariff-specific: get your utility's written OK and bill at cost.
Sales and lodging tax on seasonal sites in Oklahoma
Oklahoma sales tax applies to the 'service of furnishing rooms by hotel, apartment hotel, public rooming house, motel, public lodging house or tourist camp' (68 O.S. § 1354(A)(6)), so campground/tourist-camp site fees are generally taxable. A long-term/permanent-resident exemption for stays of 30+ days could not be verified from an official source; confirm with the Oklahoma Tax Commission.
Signing agreements online in Oklahoma
Uniform Electronic Transactions Act (UETA). Electronic signatures are valid for seasonal site agreements when the guest agrees to sign electronically, intends to sign, and the record is kept in a form that can be reproduced and shown not to have changed.
