Seasonal RV site agreements in Nevada
What Nevada law says about seasonal and annual RV guests, sub-metered electricity, sales tax and online signatures — and the clauses your agreement should carry because of it. Written for park owners, not lawyers.

Is a seasonal guest a tenant in Nevada?
Nevada draws a clear line at three months. A lot rented for an RV for 3 months or more counts as a 'manufactured home lot,' and a park is a 'manufactured home park' unless more than half its lots are rented overnight or for less than 3 months to RVs (NRS 118B.016-.017). NRS 118B.020 excludes from the chapter any lot rented overnight or for less than 3 months and any RV on such a lot. Chapter 118A excludes rental agreements governed by 118B and hotel/motel stays under 30 days but does not mention RV parks by name.
What that means for notices and removal
Seasonal RV sites rented for 3+ months in a park that is majority long-term are subject to NRS 118B's tenant protections (written rental agreement, limited grounds for termination, and the long notice periods in NRS 118B.190-.200, e.g., 45 days for most terminations). Sites rented for less than 3 months are outside 118B; if 118A applies, its notice and summary-eviction rules govern. Predominantly short-term parks are outside 118B even for their longer stays.
Sub-metering electricity to RV sites in Nevada
For parks covered by NRS 118B, the landlord may not charge tenants any fee or surcharge that exceeds the landlord's own cost for a governmentally mandated service (NRS 118B.150) and must post or provide utility-bill information (NRS 118B.155). No Nevada statute or PUCN rule specifically authorizing or capping RV-park resale of electricity for short-term sites was found; confirm with NV Energy or your utility.
Sales and lodging tax on seasonal sites in Nevada
Nevada has no state lodging tax; transient lodging (room) taxes are imposed by counties and cities under NRS 244.335/244.3352 and 268.096, and each ordinance sets whether RV spaces are covered and the permanent-resident exemption (commonly after 28 or 30 consecutive days, e.g., North Las Vegas exempts stays after 30 days of continuous occupancy). Check your county's ordinance for RV-park treatment.
Signing agreements online in Nevada
Uniform Electronic Transactions Act. Electronic signatures are valid for seasonal site agreements when the guest agrees to sign electronically, intends to sign, and the record is kept in a form that can be reproduced and shown not to have changed.
